Commercial Elevator Repair in Vancouver, Washington

Diagnosis, repair and preventive maintenance for commercial elevators in Vancouver and across Clark County, from just across the river in Portland.

We repair and maintain commercial elevators in Vancouver and Clark County under Washington Elevator Contractor License PDXELES742KK. Vancouver is an L&I jurisdiction, so the state inspects at least once a year, corrections come from L&I, and any repair that becomes an alteration needs an L&I permit before work starts.

Repair from across the river

Our base is Portland, across the Columbia from Vancouver. We work on commercial elevators in Clark County buildings such as downtown and waterfront mixed-use, medical office, mid-rise apartments, senior living and light industrial. Many Vancouver buildings belong to owners who also hold Oregon property, and that shapes how we approach repairs here.

What we repair

  • Door operators and door protection that cause most service calls
  • Leveling, stopping and ride-quality problems
  • Hydraulic leaks, valves and slow travel in low-rise buildings
  • Controller and drive faults on traction and hydraulic equipment
  • Fixtures, signals and emergency communication
  • Items written up on an L&I inspection report

We diagnose before we quote parts, and if a repeat failure points to a component at the end of its life, we say so in writing and lay out the options, including modernization in Vancouver when it is warranted.

When a repair needs an L&I permit

Washington requires a permit before any work other than maintenance (RCW 70.87.080). Replacing like for like is usually maintenance or repair. Replacing a controller or changing how the car operates can be an alteration, which needs a permit, suspends the operating certificate once work starts (WAC 296-96-01000(1)(c)) and ends with an L&I acceptance inspection. We tell you which category a repair falls in before we start.

The cross-river calendar problem

Oregon issues operating permits on a two-year interval. Washington renews every year on the L&I invoice, and L&I inspects at least once a year. A property team that runs one calendar across both states will let the Washington buildings lapse without doing anything it would recognize as wrong. When we take on repair or maintenance for a Vancouver building, we check its permit and test dates as part of the first visit.

Washington also requires a quarterly firefighters’ service test, Phase I recall plus Phase II on at least one floor (WAC 296-96-00675). It is easy to miss on a building whose owner is used to annual rhythms.

What to send us before a Vancouver service call

  • The address and which car is affected
  • The symptom, in plain words, and when it started
  • The last L&I inspection report and the posted operating permit details
  • Whether the building is on an existing maintenance contract, and with whom
  • Any deadline from L&I, a tenant or a sale

Questions to ask any contractor working in Washington

  1. What is your Washington elevator contractor license number? Then check it with the L&I Verify a Contractor tool. RCW 70.87.240 also requires contractor registration under RCW 18.27, so ask for that number too.
  2. Who will actually do the work? Conveyance work in Washington is done by licensed elevator mechanics, so ask whose license covers the mechanic on your job.
  3. Is this repair, maintenance or an alteration? The answer decides whether a permit is needed before work starts.
  4. Is any component proprietary? If a controller or tool can only be serviced by one company, you should know before you sign, not when the contract renews.
  5. What is excluded? Most disputes come from exclusions nobody read: hydraulic cylinders, cab finishes, overtime and code-driven work are common ones.

Independent, union and licensed

We are not a branch or dealer of Otis, KONE, Schindler or TK, and we work on most makes of commercial equipment. If your current maintenance contract is not delivering, our guide to getting out of a maintenance contract and free contract review are good places to start.

PDX Elevator Safety holds Washington Elevator Contractor License PDXELES742KK (license type LC, specialty All Areas) and Washington contractor registration PDXELES741KJ, both issued by the Department of Labor & Industries. You can confirm both at the L&I Verify a Contractor tool before you hire us, and you should do the same for anyone else you are considering.
